Why Excavation in the Springs Isn't Straightforward

Colorado Springs sits at the base of Pikes Peak, where the Front Range meets the high plains. That means the ground under your property can be anything from solid granite on the west side to deep expansive clay on the east side — sometimes both on the same lot. Elevation changes are dramatic. A 50-foot-wide residential lot can have a 10-foot grade change from front to back.

These conditions make excavation in Colorado Springs more complex than in most cities. Cutting into a hillside on the Broadmoor side is a completely different job than grading a flat lot in Stetson Hills. You need a contractor who's worked in both conditions and understands how Colorado Springs' geology affects every dig. Bayless & Bayless has the equipment, experience, and local knowledge to handle excavation projects across every part of the city.

Excavation Services in Colorado Springs

From small residential trenching to full site preparation for new construction.

🛠
Site Preparation

Clearing, stripping topsoil, rough grading, and creating building pads for new homes and additions. We work with builders across the Springs to deliver precisely graded sites ready for foundation work. Proper site prep prevents settling and drainage problems down the road.

🏠
Foundation & Basement Excavation

Precise digs for full basements, crawl spaces, and slab foundations. Colorado Springs' rocky west side and clay-heavy east side each require different excavation approaches. We adjust our methods based on what's actually in the ground at your specific lot.

📐
Finish Grading & Land Leveling

Final grading for yards, patios, driveways, and building pads. We establish the proper slopes to direct water away from structures — critical in a city where afternoon downpours can dump serious water in a hurry. We grade to within fractions of an inch for flatwork preparation.

💧
Drainage Solutions

French drains, swales, catch basins, and regrading to solve water problems. Many Colorado Springs homes built on hillsides or at the bottom of slopes experience flooding during heavy rains. We engineer drainage solutions that move water safely away from your foundation and yard.

🚧
Utility Trenching

Trenching for water lines, sewer connections, electrical conduit, gas lines, and irrigation systems. We dig to the required depth and width specified by local codes and coordinate with utility locates to avoid existing infrastructure.

🚚
Dirt & Debris Hauling

Excavation generates a lot of material. We haul away excess dirt, rock, and construction debris so your site is clean when the job's done. We can also import fill dirt, topsoil, and road base as needed for your project.

Colorado Springs Terrain: What's Under Your Property

West Side: Rock & Granite

Properties west of I-25, especially near Manitou Springs, Garden of the Gods, Cheyenne Canyon, and Broadmoor, often have shallow rock or granite just below the surface. Excavation here requires rock breaking or specialized equipment. The upside is that rock provides excellent structural support once you've cut through it — but the digging takes longer and costs more than working in soil.

East Side: Expansive Clay

East of I-25 through Powers, Stetson Hills, Briargate, and toward Falcon, the dominant soil type is expansive clay (often called bentonite). This clay swells significantly when wet and shrinks when dry, which can crack foundations, heave concrete, and destabilize retaining walls. Excavation in clay requires understanding moisture management, proper compaction, and sometimes engineered fill to prevent future movement.

Hillside & Slope Work

Many Colorado Springs properties sit on slopes ranging from gentle to steep. Hillside excavation requires cut-and-fill techniques, proper benching, and retaining structures to prevent slides. We evaluate slope stability before digging and engineer the excavation to keep your property — and your neighbors' — secure.

Water Table & Underground Springs

Some areas of Colorado Springs, particularly near Fountain Creek, Monument Creek, and the lower west side, have high water tables or underground springs that can complicate excavation. We've encountered these conditions throughout the city and know how to manage water during the dig with dewatering techniques and proper drainage design.

Excavation Questions — Colorado Springs

Answers to common questions about excavation projects in the Springs.

Do I need a permit for excavation in Colorado Springs?

It depends on the scope. Simple regrading of your existing yard typically doesn't require a permit. However, any excavation related to new construction, foundation work, or significant changes to drainage patterns will likely need permits from the City of Colorado Springs or El Paso County. Building permits cover the associated excavation work. We can advise you on what permits your specific project needs during our free estimate visit.

How long does a typical excavation project take?

Small residential projects like trenching or yard regrading typically take 1 to 2 days. A full foundation excavation for a home runs 2 to 5 days depending on size and soil conditions. Larger site prep projects can take 1 to 2 weeks. Weather can affect timelines — wet clay is difficult to work and needs to dry before proper compaction. We'll give you a realistic timeline in your estimate.

How much does excavation cost in Colorado Springs?

Excavation pricing varies significantly based on the type of work. Basic grading and regrading might cost $1,500 to $4,000 for a residential yard. Foundation excavation can range from $5,000 to $15,000+ depending on size and depth. Trenching runs $5 to $15 per linear foot depending on depth and soil type. Rocky soil on the west side costs more than clay on the east side. We provide detailed estimates so you know exactly what to expect.

What about utility locates before digging?

Colorado law requires utility locates before any excavation. We call 811 (Colorado 811) before every project to have underground utilities marked. This includes gas, electric, water, sewer, cable, and phone lines. The locate service is free and typically completes marking within 2 to 3 business days. We never dig without locates — it's not worth the safety risk or the repair bills.

Can you excavate on steep lots in Colorado Springs?

Yes. We work on steep lots throughout the west side of Colorado Springs and other hillside areas. Steep lot excavation requires specialized techniques including benching, cut-and-fill balancing, and sometimes temporary shoring. We assess the slope stability before starting and plan the excavation to minimize disturbance to the surrounding land. We also coordinate with engineers when the project requires it.

Do you handle the hauling of excavated material?

Yes, all of our excavation quotes include hauling unless you want the material left on-site for backfill or other use. We haul away dirt, rock, and debris to approved disposal sites. If the excavated material is clean fill dirt, we can often reuse it on your property for grading or we'll haul it to a site that needs fill — which can save you on disposal costs.
